Preparing your property for a viewing
First impressions are always very important when it comes to a viewing

- The first thing people will see is the outside of your house. If people do not like the look of the outside they may be put off before they have even been inside. Make sure that lawns are mowed, hedges are trimmed and paintwork is tidy. The front door will be seen closely, so make sure it looks clean and touch up any chipped paintwork.
- The space inside the house should be well utilised, tidy and clear of clutter.
- Space functionality is a major aspect of selling your house. Make sure the rooms in the house are used to there full potential and give the buyer ideas of what the space can be used for. If you have a small room that makes an ideal office or study, show how it can be used.
- A house that smells clean looks clean.
- Make the house warm and homely. Viewing a cold house can often make the person think there is an issue with the heating, or make them want to leave quickly. Make sure the house is warm and that the person feels comfortable whilst viewing the house. In the summer get the house nice and cool and open windows.
- Make sure that any minor repairs are made. Touch up chipped paintwork, make sure all lights work, hide loose wiring, stop dripping taps, repair loose carpets and sticking doors and check that all fixtures and fittings are secure, especially cupboard doors and banister rails.
- Remove any distractions by turning the TV off or down. Show the person around pointing out any features that they miss that could help you sell the house. Music can be a good idea if played soft and gently, but don’t have it loud and over powering.
- Apply the same rules for the front of the house to the back of the house. Gardens are always a major selling point.
