- Have an idea of an ideal location, size of property needed and a price that you are willing to pay.
- When you view the property, or before you move in make sure that any faults you see within the property are pointed out and listed. These can then either be fixed by the landlord or noted down as being there before you moved in. This could stop you from losing your deposit when it comes to you leaving the property.
- Before you can sign the agreement the landlord will probably ask you for a reference, it is best to have one of these in advance, as finding a referee may not be that simple.
- When you move in make sure that the landlord supplies you with an inventory. This is a list of everything that is in the house, and everything on the list should be in the house when you leave.
- He/she should also supply you with instruction manuals for appliances if he has them and details of where to find meters, fuse boxes and stop cocks.
- The landlord is required to supply you with a safety certificate for the testing of all electrical and gas appliances and pipe work.
- It may also be a good idea to ask the landlord for numbers of local plumbers, electricians and handymen.
- You may be required to pay a months rent in advance depending on the landlord, this is something you should check before signing any agreements.
- As the tenant it is your responsibility to pay for gas, water, electric, council tax and the TV license.
- Remember, if there are any problems or faults, let the landlord know, anything found after you move out may mean you losing your deposit.
