- Always get more than one valuation, 3 is a standard amount, but you can investigate and get more if you wish to do so.
- Have a look round the area for similar houses for sale to yours, and find out how much they are for sale for.
- If the houses you look at are dearer, find out why, what makes them dear, what have they got that you have not?
- If you can’t find out, why not book a viewing and go and see for yourself. This will give you a clearer understanding of the price being asked and how much yours is worth.
- When your house is valued, you will always get different prices. It is up to you which you choose. Most people will automatically choose the highest. But you should choose which ever you think is most realistic.
- Try and find out why you were given each price for the valuation, contributing features etc, then compare. It may be worth it to see if you could do something to get even more.
- Remember, home improvements often add value to the house and make it much more appealing. Be sure to point out any work done and try to have receipts of any work done to show potential buyers.
