Spruce up the paint work, touch in any marks and fix any loose wallpaper. Check the skirting and coving for scuffs, this can often be easily repaired with a little paint. The same goes for doors, window ledges and radiators.
The best way to add value is by making structural changes to your home. More rooms normally means more value. This would normally be done by adding extensions or conservatories. This can be achieved cheaply on some homes, especially those with built on double garages, converting one of the garages in to an extra room can some times be advantages when parking is not a major problem. Before undertaking the task of building an extension, find out which method of altering your home would achieve maximum value.
When planning an extension, there are many factors to take into account. Make sure the extension matches the style of the house both internally and externally. Get planning permission and check any regulations there may be in place. Use a good reputable builder, its often a good idea to ask family or friends to recommend someone if you're not sure.
Remember, if you are looking to spend money on the house to sell it, structural changes may not be the best option, a professionally done makeover can have the same affect.
When fixing up the house, making any adjustments and generally tidying the appearance, remember to do the outside. The outside of the house is seen first so you’ll want to make a good impression. Check the window ledges and frames for marks or rotting. Have a good look at the drain pipes and guttering making sure they aren’t loose or untidy. Check for blockages or leaks, if it rains on the day that people are viewing the house, leaks from guttering will be easily noticeable.
Regular maintenance is the best prevention and probably the cheapest.
